Early feasibility is rarely about finding a site with no constraints.
The more useful question is whether the issues identified appear manageable, whether they materially affect the opportunity and what needs to be understood before progressing further.
The assessment provides an initial professional view based on the available desktop information and the agreed scope.

Protected sites, habitat information, flood risk, hydrology and available agricultural land information.
Access, Infrastructure and Topography
Road context, public rights of way, electricity infrastructure, surrounding development, site levels and slope.

Supporting plans showing the site and relevant mapped context. Figures can include constraints, infrastructure and topography depending on the assessment scope.
Professional Review
Spatial analysis provides the evidence base for the assessment, but the client output is reviewed for the individual site.
The review considers what the mapped findings mean in context, which matters deserve the most attention and where further work may be needed.
Where the available information cannot answer a question reliably, the assessment will say so and identify where further work is appropriate.
Interactive Site Map
A Google Earth KMZ can be supplied with the site and selected assessment information for further exploration.
The map is also available as a standalone mapping service where interpretation is not required.

Focused actions identify the further information, site checks or specialist advice needed before greater reliance is placed on the opportunity.
Mapped indicators inform the professional review. They do not determine planning acceptability or confirm that a site is suitable for development.
Scope and Limitations
First Feasibility provides early-stage desktop assessment.
Unless specifically agreed within the scope, it does not provide detailed planning policy appraisal, specialist ecology or heritage work, grid capacity advice, engineering or drainage design, legal due diligence, underground utilities searches or statutory consultation.
Where specialist work appears necessary, this will be identified as part of the assessment.
